This project involved the replacement of the existing HVAC plant serving the 1980’s era nine-storey office building located on St George’s Terrace in Perth.

Lucid was initially engaged by the now building owner to undertake a pre-purchase due diligence building services assessment. Lucid reported on plant criticality, condition and compliance for all building services and provided detailed cost estimates for any plant upgrade works. Major air conditioning works were identified as a key item in the purchase negotiation.

Following property purchase, Lucid was engaged to project manage and detail design the replacement of the existing central HVAC system as a standalone mechanical services led project including all associated builder’s works.

Pursuing an improvement in the building NatHERS rating, Lucid delivered a conversion of the existing R22 built-up air handling units to a water-cooled chilled water and condensing boiler thermal plant solution.

BMS controls, automatic metering, mechanical services switchboards and floor-by-floor active fire safety systems were also upgraded as part of the project.

The upgrade works were seamlessly undertaken in a live tenant environment with minimal disruption to building users.
