Integrated engineering for a retail and community precinct

Client: Wallace PM

Location: Hilbert, WA / Whadjuk Noongar Country

Lucid is providing multidisciplinary engineering services for the Coles Hilbert development, a new retail and community precinct in Hilbert on Whadjuk Noongar Country. The project is currently in construction, following completion of Lucid’s coordinated design and documentation phase in December 2025.

Working closely with Wallace PM, our team delivered integrated structural and building services engineering to support a full‑service Coles supermarket, speciality retail and a standalone childcare centre.

The Challenge

The client required a coordinated, efficient design solution across multiple building types within a single precinct. With supermarket, retail and childcare uses each subject to distinct technical and compliance requirements, confidence in documentation and constructability was critical to achieving value in a competitive construction market.

Our Approach

Lucid leveraged its extensive experience across Coles projects to drive an efficient, well‑informed design process. From early design, we worked closely with Wallace PM to simplify complexity and focus effort where it would deliver the greatest value.

By delivering both building services and structural disciplines in‑house, our team achieved a high level of coordination across all interfaces. This enabled confident, coordinated decision‑making and reduced risk as the project transitioned into construction.

Our approach was further strengthened through a proactive value management mindset. Drawing on lessons learned from previous Coles’ developments, we challenged and refined key design decisions early to optimise cost, buildability and long‑term performance.

Solutions

Our team delivered a fully coordinated documentation package across:

  • Structural engineering
  • Hydraulic services
  • Mechanical and electrical services (Childcare only)
  • Fire engineering and life safety
  • Section J compliance
  • Sustainability outcomes aligned with client and regulatory expectations

This included targeted value management initiatives informed by our Coles project experience, such as reviewing and optimising plant configuration for critical systems including fire pumps and tanks. Addressing these elements early supported a more efficient layout, improved constructability and greater certainty in the final documentation.

Outcomes

  • A highly coordinated design with strong alignment across disciplines
  • Increased confidence in documentation, supporting a more competitive construction price
  • Reduced construction risk through early resolution of key technical interfaces
  • A flexible, future-ready retail and community facility for a growing neighbourhood

The coordinated documentation package provides a strong foundation for construction, supporting cost certainty, reducing on site risk and enabling a smoother transition from design to delivery.

Better World Impact

Lucid’s engineering design for the Coles Hilbert shopping centre delivers a sustainable, resilient and community-focused place. By embedding sustainability and compliance considerations from the start, the project supports everyday convenience, local employment and long-term value for the surrounding area. This reflects Lucid’s purpose of creating a better world through thoughtful, real-world engineering outcomes.
