Live building services upgrades including major fire and life safety services within nine facilities across WA delivered as single project.

During 2015, Lucid discretely and expertly audited all assets for compliance and condition of Baptistcare facilities. The portfolio comprises building assets of various aged care facilities from 1970’s through to 2006 construction. This broad range of facilities presented the challenge of consistent resident experience and risk management of building services assets in terms of compliance and condition.

Following the preparation of detailed asset registers for use by maintenance contractors including economic life of equipment and replacement cost estimates, the Lucid team prepared a Class 9C gap analysis for all aged care facilities relative to current Building Code of Australia.

The analysis led to comprehensive fire and live safety upgrades across all facilities. All works were undertaken in live construction environment and carefully planned to maximise off-site works such as modular bedhead solutions and to minimise interruptions to residents.

The audit was completed in a manner that maximised the information provided to the client without causing major disturbances to the personnel living in the facilities.

In addition to the fire safety upgrade works, the opportunity was taken to renew services assets such a lighting, air conditioning, power, hot water and communication systems to minimise future resident interruptions.

New nurse call systems were delivered and provide the very latest real-time tracking and monitoring services and full DECT phone integration.

Delivered on time and on budget, the Lucid team were instrumental in coordinating multiple different trade contractors across regions for the builder and project stakeholders.
